(We&#8217;ve covered exactly how that works in a <a href=\"\/blog\/epc-exemptions-10000-cap\/\">separate article on exemptions<\/a>.)<\/p>\n<h2>Why a gas boiler alone won&#8217;t get you there<\/h2>\n<p>One detail that catches a lot of landlords out: under the way these standards are being assessed, a property heated solely by a gas boiler is capped at band D, however efficient that boiler is. Reaching band C generally means either a heating system change (commonly a heat pump) or a &#8220;smart readiness&#8221; route involving measures like solar panels and a smart meter.
